Alvin

Alvin is the city I bring up when a client tells me they love Pearland but the budget is not quite there. It is about 25 miles southeast of Downtown Houston, sitting right below Pearland and Friendswood, and it offers something those cities genuinely cannot compete with, space and affordability. The median home price here is nearly $100,000 less than Pearland, and you are getting significantly more lot for your money.

Here is the thing about Alvin that most people do not realize until they spend time here, it has real character. This is the oldest incorporated settlement in Brazoria County, dating back to 1893, and it is the hometown of Nolan Ryan. The downtown still feels like a small Texas town in the best way, and the community events, the Alvin Music Festival, Frontier Days, Froberg's Farm, give it an identity that master-planned suburbs simply do not have. It is not trying to be something it is not, and I respect that.

The housing market here is genuinely interesting right now. You have two very different options. On one side, there are older homes on larger lots, half-acre to multi-acre properties with mature trees and that classic Texas ranch feel. Some of these need updating, but the land alone makes them worth a serious look. On the other side, brand new master-planned communities are going up fast. Kendall Lakes has resort-style amenities and lakes, Watermark is one of the most affordable entry points in the entire Houston metro, and the massive Preservation Creek development, 2,900 acres, 5,500 homes, is now actively selling. That last one is going to reshape this entire area.

Alvin is served by Alvin ISD, which covers a huge footprint including parts of Pearland and Manvel. The district carries a B rating from the state, has a 97% graduation rate, and is actively building new campuses to keep up with growth. Shadow Creek High School, which is technically Alvin ISD even though it is in Pearland, is one of the top-rated schools in the district. The career and technical education program here is also a standout, 31 programs of study and 123 courses focused on high-skill careers.

I will be honest about the trade-offs because that is what I do. Alvin does not have the dining and shopping scene of Pearland or Friendswood, you will be driving to Pearland Town Center or Baybrook Mall for most of that. The neighborhoods can be inconsistent in appearance since the city is older and less uniformly deed-restricted. And flood risk is real, roughly 81% of properties here carry some level of flood risk over 30 years, and Hurricane Harvey hit hard in 2017. But the city is investing $35 million in infrastructure improvements, and for buyers who prioritize space, value, and a quieter pace of life, the math works out.

The community has a quiet, neighborhood feel and a prime location near SH 35. If you are looking for value and do not need resort-style amenities, Morgan's Landing delivers.

A gated community in the Alvin area that offers something most buyers do not know about, USDA eligibility. That means qualifying buyers can purchase with zero down payment, which is a game-changer for first-time buyers who have the income but not the savings for a traditional down payment. Homes here are well-maintained with a secure, private feel. If you are open to exploring creative financing options, I always bring up Martha's Vineyard because the gated access and USDA eligibility combination is genuinely hard to find.

COMMUTE

Travel Times

Alvin connects to Houston primarily through SH 35, SH 6, and nearby SH 288 with its newer toll lanes. If you work in the Medical Center or south Houston, the commute is very manageable at 35 to 45 minutes. Getting to the Galleria or Energy Corridor is a longer haul, 45 to 65 minutes depending on traffic. Alvin works best for south-side commuters and is especially well-suited for remote or hybrid workers who are happy to trade a longer drive to central Houston for significantly more house and land.

Things to Know Before You Buy

Property Taxes & MUD Fees

Alvin's effective property tax rate runs 1.49% to 2.2%, which is actually lower than many neighboring cities. But if you are buying in a newer development with a Municipal Utility District, that MUD assessment gets added on top and can push your total rate higher. The good news is that older, established neighborhoods typically have lower rates since their infrastructure bonds are already paid down. I pull the exact tax breakdown for every property so you see the real number before making an offer.

Flood Risk Is Significant, Budget for Insurance

I am going to be straightforward, roughly 81% of properties in Alvin carry some level of flood risk over 30 years, and Hurricane Harvey in 2017 impacted over 1,100 properties. You will likely need three separate insurance policies here: standard homeowners, windstorm and hail through TWIA, and flood insurance. Combined, that can run $3,000 to $4,500 or more per year. The city is investing $35 million in drainage and infrastructure improvements, but this is absolutely a cost you need to budget for. We check FEMA flood maps on every single property.

Wells & Septic on Acreage Properties

If you are buying one of the larger acreage properties outside Alvin's city limits, there is a good chance the home runs on a private water well and septic system instead of municipal utilities. These are completely normal in rural Texas, but they require specialized inspections during the buying process and ongoing maintenance that city-connected homes do not need. No state income tax in Texas, which is a major savings if you are coming from California, New York, or another high-tax state. Alvin's property taxes run 1.5% to 2.2%, which is actually on the lower end for the Houston metro. For most relocators, the math works out significantly in your favor, but I always run the full comparison so you see the real numbers.

What Is a MUD? (And Why It Shows Up on Your Tax Bill)

Municipal Utility Districts are how Texas funds infrastructure in new developments. If you buy in a newer community like Kendall Lakes or Watermark, there is likely a MUD tax on top of your city and county rates. It pays for the water, sewer, and drainage systems that serve the neighborhood. It is not a dealbreaker, it is just a line item you need to know about so your budget is accurate. Older neighborhoods in Alvin typically do not have MUD taxes.

File Your Homestead Exemption Immediately

Texas recently raised the school tax homestead exemption to $140,000, which can save you $1,500 or more per year on property taxes. You have to file it yourself, it does not happen automatically. On a home in Alvin's price range, this exemption makes a real dent in your annual tax bill. I will remind you, but do it the day you close.
