League City

League City is one of the most interesting cities I show clients because it genuinely offers two completely different lifestyles depending on which side of I-45 you land on. The east side gives you waterfront living, marina access, and neighborhoods where people actually keep boats in their backyard. The west side is all master-planned communities with resort-style pools, trails, and that fresh-build energy. Same city, totally different experience.

What really drives demand here is the combination of Clear Creek ISD, one of the strongest districts in the Houston metro, and the proximity to NASA's Johnson Space Center and the expanding UTMB Health hospital. The families who live here invest in where they live, and you can see it in the neighborhoods, the schools, and the property values. There is a reason homes here appreciated 11.3% year-over-year, the demand is real and it is not slowing down.

The east side is where you will find South Shore Harbour, a massive waterfront development centered around a full-service marina on Clear Lake. There are gated sections, golf course homes, and direct water access. Mar Bella is another standout with a Mediterranean aesthetic, a 44-acre lake, and nature preserves. If you have kids, the Education Village concept is worth knowing about, it is a shared campus where elementary, intermediate, and high schools are all in one location, which makes the morning drop-off logistics significantly easier.

The west side has been the focus of most new development. Tuscan Lakes is probably the most recognizable community over here, Italian-inspired architecture, stone facades, resort amenities. Westover Park is another solid option if you want more square footage for your money, with two recreation centers and a tennis complex. And here is the big picture, roughly 40% of League City's land, about 5,000 acres, is still undeveloped on the west side. The Westside Master Plan was approved in 2025 to guide that growth, and the Grand Parkway extension breaks ground in 2026. If you are thinking long-term appreciation, the west side is where the momentum is heading.

One thing I always flag for buyers, League City sits in a coastal zone, which means windstorm insurance is a separate policy from your standard homeowners coverage. Most policies here exclude wind and hail damage, so you will need a TWIA policy on top of everything else. Combined with flood insurance requirements in certain zones, your total insurance cost can be significantly higher than what inland suburbs run. It is not a dealbreaker, but it is absolutely something you need to budget for before you make an offer.

What You Can Expect to Pay

Entry-Level

$240K–$320K

Older homes in Meadow Bend, Bay Colony Pointe, and established east side neighborhoods. Solid options for first-time buyers or anyone who wants into Clear Creek ISD without paying the master-planned premium.

Mid-Tier

$350K–$520K

The bulk of League City's market, newer construction in Tuscan Lakes, Westover Park, and Mar Bella. This is where most families with school-aged kids end up. Expect 3-to-4-bedroom homes with community amenities.

Luxury

$540K–$1M+

Waterfront properties in South Shore Harbour, lake-view homes in Hidden Lakes, and golf course estates in Magnolia Creek. If you want water access, gated privacy, or premium positioning, this is the tier.

South Shore Harbour

The flagship waterfront community on League City's east side, centered around a full-service marina with over 1,000 boat slips on Clear Lake. South Shore Harbour offers gated sections, a 27-hole championship golf course, and direct water access for boating. The community spans 2,200 acres and includes everything from townhomes starting around $255,000 to waterfront estates exceeding $1.2 million, with a median around $450,000. You are paying for a lifestyle that is hard to replicate anywhere else in the Houston metro. Just know that many waterfront properties here fall in FEMA Zone AE, so flood insurance is mandatory.

Tuscan Lakes

The most recognizable master-planned community on League City's west side. Italian-inspired architecture with extensive stone facades, resort-style amenities, and a polished suburban feel. Homes typically range from $350,000 to over $520,000. Tuscan Lakes also includes The Village, a 358-home 55-plus section with its own clubhouse, bocce courts, and putting green. One important detail, the community is split between Clear Creek ISD and Dickinson ISD depending on which section your home sits in. I check the exact school zoning before we look at any property here.

Mar Bella

A Mediterranean-styled community on the east side spanning 500 acres with a 44-acre lake, nature preserves, LED-lit fountains, and a two-mile paved trail loop. Mar Bella benefits from direct proximity to Clear Creek ISD's Education Village, a 144-acre PK-through-12 campus where Mossman Elementary, Bayside Intermediate, and Clear Falls High School are all co-located. That shared campus is a huge logistics win for families with multiple kids. Homes range from $395,000 to over $550,000, with a median around $457,000.

Westover Park

A 500-acre west-side community with Colonial Revival architecture, brick facades, and some of the most family-friendly amenities in League City. Westover Park has two recreation centers, a tennis and pickleball complex, 25-plus pocket parks, splash pads, and extensive walking trails. Homes range from $300,000 to $500,000 with a median around $474,000, it has moved firmly into the mid-tier, but still offers strong square footage for the price. Zoned to Walter Hall Elementary and Clear Springs High School, both highly rated.

Hidden Lakes

A newer community still under active development by Megatel, Gehan, and Coventry Homes, when complete it will have roughly 800 homes with an Olympic-sized pool, splash pad, recreation center, and community lakes. Homes currently sell around a $540,000 median and move fast, average days on market here runs about 21 days. Hidden Lakes is zoned to the Education Village campus alongside Mar Bella, so you get the same PK-through-12 school proximity. Because the community is still being built out, there are both new construction and early resale options available.

Magnolia Creek

League City's premier golf community, built around a members-only Scottish links-style course with mature live oaks, ponds, and a traditional neighborhood feel you will not find in the newer master-planned communities. The main community runs $380,000 to $600,000, but the gated golf course section is a different tier entirely at $650,000 to over $1 million. This is the spot for buyers who want the established character and the golf lifestyle without paying South Shore Harbour waterfront prices. High owner-occupancy and strong resale values.

Legacy by Hillwood

League City's newest and largest master-planned community, over 700 acres with first residents moving in early 2026. Legacy has assembled one of the strongest builder lineups in the Houston metro including David Weekley, Perry Homes, Highland, Coventry, and Westin. Homes range from $400,000 to over $1 million. The amenity center with clubhouse, fitness center, resort and lap pools, and event lawn opens spring 2027. If you want brand-new construction with premium builders and the chance to get in early on a community that Hillwood, the team behind Pomona and Valencia, is developing, Legacy is the play.

Westland Ranch

The largest active new-construction community in League City right now, with multiple national builders including D.R. Horton, Ashton Woods, and K. Hovnanian offering homes from $270,000 to over $400,000. Westland Ranch fills a gap that League City's market has been missing, brand-new homes at entry-level to mid-tier prices. The community has a recreation center, pool, playground, and walking trails. One important note, the community is split between Clear Creek ISD and Santa Fe ISD depending on which section you buy in. That school district line matters, it is the first thing I look up on any property here.

Brittany Lakes

The most affordable master-planned entry point in League City proper, and it is all Clear Creek ISD. Homes range from $280,000 to $400,000 with a Jr. Olympic pool, splash pad, tennis courts, paved walking trails, and an active HOA that runs movie nights and seasonal events. The vacancy rate here is essentially zero, and homes sell in about 24 days on average. If you are a first-time buyer who wants a League City address, CCISD schools, and genuine community programming without stretching past $400K, Brittany Lakes is where I would start looking.

EDUCATION

Top Schools

League City is served almost entirely by Clear Creek ISD, one of the largest and most respected districts in the Houston metro with over 40,000 students. In 2025, CCISD successfully appealed its state accountability rating to an overall score of 88 (B+), and all five high schools serving the area earned individual ratings of A or B+. Clear Horizons Early College High School, ranked #32 in Texas, lets students earn an associate's degree alongside their diploma. School zoning is a major driver of property values here, so I confirm the exact feeder pattern for every address before we write an offer.

COMMUTE

Travel Times

I-45 is the main artery and it is both League City's greatest asset and its biggest frustration. Off-peak, you can be in Downtown Houston in under 30 minutes. During rush hour, that same drive can push past an hour. If you work at NASA or UTMB, the commute is almost nothing, 10 to 15 minutes. The Grand Parkway (SH-99) extension breaking ground in 2026 will eventually provide an alternate loop around Houston, which should help significantly. For now, plan your schedule around I-45 traffic patterns.

Things to Know Before You Buy

Property Taxes & MUD Assessments

League City's total property tax rate ranges from 2.5% to over 3.0% depending on location. The city has actually lowered its municipal rate for ten consecutive years, but if you are buying in a newer west side community with a Municipal Utility District, the MUD assessment pushes your total rate higher. For example, Westland Ranch carries an effective rate of 2.98%. On a $400,000 home, the difference between a 2.5% and 3.0% rate is $2,000 per year, that matters. I pull the exact tax breakdown for every property we look at.

Windstorm & Flood Insurance, Budget for Both

This is the one that catches out-of-state buyers off guard. League City is in a coastal zone, which means your standard homeowners policy does not cover wind or hail damage. You will need a separate TWIA windstorm policy, the average residential premium runs about $2,480 per year. On top of that, properties in FEMA Zone AE require mandatory flood insurance ranging from $1,200 to $3,500 annually. Even in Zone X areas, flood insurance is strongly recommended. Between windstorm, flood, and standard homeowners, your total insurance cost here is significantly higher than inland suburbs like Pearland or Sugar Land.

I-45 Rush Hour Is Real

If your job is at NASA or in the Clear Lake corridor, your commute is a dream, 10 to 15 minutes. But if you are commuting to Downtown Houston or the Medical Center during rush hour, I-45 North can turn a 25-mile drive into a 60-plus minute crawl. The Grand Parkway extension will help when it opens, but for now, this is the trade-off for coastal suburban living. I always have this conversation with buyers early so there are no surprises.

Tips for Out-of-State Buyers

Income Tax vs. Property Tax, The Texas Swap

No state income tax in Texas, which saves you 5% to 13% depending on where you are coming from. But the property taxes are higher than most states, League City's total rates run 2.5% to 3.0%. For most relocators the math still works out, but you absolutely need to see the full picture. I run a side-by-side comparison for every out-of-state buyer so you know exactly what your net savings look like.

Windstorm Insurance Is a Texas Coast Thing

If you are coming from a state where your homeowners policy covers everything, this will be new. In League City's coastal zone, wind and hail damage is excluded from your standard policy. You need a separate TWIA windstorm policy, and your home's roof needs a WPI-8 Certificate of Compliance to qualify. If a previous owner replaced the roof after 1988 without getting certified, you could have an insurance gap. I flag this during every home search so we never run into surprises at closing.

File Your Homestead Exemption Immediately

Texas recently raised the school tax homestead exemption to $140,000, which can save you $1,500 or more per year on your property taxes. If you are 65 or older or have a disability, the combined exemption goes up to $200,000. You have to file it yourself, it does not happen automatically. I will remind you, but do it the day you close.
