La Marque

La Marque is the city I mention when buyers say they want to get into the Houston area but the budget is tight and they want space. It is a small Galveston County town sitting right on I-45 between Texas City and Hitchcock, about 50 miles south of Downtown Houston. The median home price here runs $238K to $274K depending on the month, which puts it squarely in the "very affordable" tier for the greater Houston metro.

What I appreciate about La Marque is that it is not trying to be something it is not. This is a working-class town with real character and a genuine growth story happening right now. The petrochemical industry heritage is part of the identity here, many residents work in the refinery district across the county line, but the city has been investing heavily in its own infrastructure and economic development. The $27.5 million wastewater treatment plant expansion just broke ground, a brand-new high school is under construction, and the Tanger Outlets just opened, bringing 75+ premier outlet stores and a cluster of dining and retail that did not exist here two years ago.

The housing market reflects affordability and stability. You have older established neighborhoods with larger lots for less money, newer developments with modern finishes, and everything in between. Because La Marque ISD consolidated into Texas City ISD back in 2016, families in La Marque are zoned to Texas City schools, which serve both communities. For buyers hunting for acreage, affordability, and a quiet pace of life closer to Galveston than to downtown Houston, the math works.

I will be honest about the trade-offs. Flood risk is real here, La Marque sits on Upper Galveston Bay and has Bayou Creek running through it, which means you are budgeting for flood insurance on almost any property you buy. Hurricane Harvey in 2017 and Tropical Storm Imelda in 2019 both impacted this area. The shopping and dining scene is growing but still nothing like Pearland or Sugar Land. And the commute to downtown Houston or the Medical Center runs 40 to 55 minutes, which is fine if you are working remote or south-side, but harder if you are commuting north every day. But for value hunters who want to lock in an affordable entry point in a city with real momentum, La Marque deserves a serious look.

Older established homes, smaller lots, or newer budget-conscious builds. This is one of the most affordable entry points in the entire Houston metro and works well for first-time buyers, investors, and anyone prioritizing square footage and land over amenities.

Solid family homes in established neighborhoods with larger lots, or newer construction in growing subdivisions. This tier gives you more land, modern finishes if new, and good access to schools and parks. Most buyers land here when they want space without stretching the budget.

La Marque is served by Texas City Independent School District, which consolidated La Marque ISD in 2016. TCISD operates 14 schools across approximately 78 square miles, serving about 7,800 students. The district carries a B accountability rating from the state. Currently, a new La Marque High School is under construction, replacing the former facility with modern educational infrastructure. TCISD has a strong legacy of career and technical education programs, a holdover from La Marque ISD's excellent CTE reputation, making it a solid choice for families prioritizing vocational pathways alongside traditional academics.

Travel Times

La Marque sits on I-45 and benefits from straightforward freeway access. If you work in the Medical Center or south Houston, the commute is very manageable at 40 to 50 minutes. Getting to downtown or the Energy Corridor runs 45 to 70 minutes depending on I-45 traffic. La Marque works best for south-side commuters, anyone working in the petrochemical industry, and especially well for remote or hybrid workers who are happy to trade a longer drive to central Houston for significantly more affordability and space. Galveston beach access is a bonus for weekend recreation.

Property Taxes & MUD Fees

La Marque's effective property tax rate runs 1.4% to 1.8% without a MUD, which is actually lower than many Houston suburbs. However, some newer developments sit inside Galveston County MUD 68, which adds approximately 0.8% to 0.9% to your tax rate. On a $250,000 home in a MUD, that is an extra $2,000 to $2,250 per year. I always pull the exact tax and MUD status for every property so you know the real number before you make an offer.

Flood Risk Is Significant, Budget for Insurance

I am going to be straightforward, La Marque sits on Upper Galveston Bay and has Bayou Creek running through it, which means flood risk is real for almost every property here. You will likely need three separate insurance policies: standard homeowners, windstorm and hail through TWIA, and flood insurance. Combined, that can run $2,500 to $4,000 or more per year depending on the property. Hurricane Harvey in 2017 and Tropical Storm Imelda in 2019 both impacted this area. The city is investing in stormwater and shoreline stabilization projects, but this is absolutely a cost you need to budget for. We check FEMA flood maps and First Street Foundation data on every property.

Commute to North Houston Requires Planning

If you work in the Galleria, Energy Corridor, or north Houston, the commute from La Marque runs 60 to 75 minutes, which is longer than living closer to the city center. La Marque works best if you are working south-side, remote, hybrid, or in the petrochemical industry near Texas City. If your job is in north Houston, you may find yourself spending significant time on I-45 during rush hour. This is not a dealbreaker, just something to reality-test against your actual commute.

Income Tax vs. Property Tax, The Texas Swap

No state income tax in Texas, which is a massive savings if you are coming from California, New York, or another high-tax state. La Marque's property taxes run 1.4% to 1.8%, which is actually on the lower end for the Houston metro. For most relocators coming from out of state, the math works out significantly in your favor, you lose state income tax and gain lower property taxes overall. But I always run the full comparison so you see the real numbers.

What Is a MUD? (And Why It Shows Up on Your Tax Bill)

Some La Marque properties sit inside Galveston County MUD 68, which levies a tax on top of your city, county, and school rates to pay for water, sewer, and drainage infrastructure. If you buy in a property with a MUD, this adds roughly 0.8% to 0.9% to your effective tax rate, in this case, an extra $2,000 to $2,250 per year on a $250K home. Older neighborhoods typically do not have MUD taxes. It is not a dealbreaker, but it is a line item you need to understand so your budget is accurate.

File Your Homestead Exemption Immediately

Texas recently raised the school tax homestead exemption to $140,000, which can save you $1,500 or more per year on property taxes. You have to file it yourself, it does not happen automatically. On a home in La Marque's price range, this exemption makes a real dent in your annual tax bill. I will remind you, but file it the day you close.
